We have the perfect storm in the sales market where those with stock are experiencing unprecedented buyer enquiry and record prices are pretty much the norm.

The leasing market is also very strong. Our Airpoints for Business launch, targeted at the tenant audience, started nationally last week and will drive greater tenant enquiry allowing us to fill our clients’ buildings, which will lead to more sales!

You will have noticed that the new Bayleys website contains a very different environment for the C&I business. In the digital space, customers look for a very different type of user experience and we need to track their movements on the site and establish where they found us in the first place. This new site has an excellent platform that will enable our marketing team to do this on your behalf and provide you with more leads.

Keep up the good work everyone, these are great times and hard work now will pay huge dividends for some time to come!

Total Property Content Marketing

This week our Total Property content marketing campaign hit the market - utilising our content to engage our audience and build on our reputation as the market leader in real estate knowledge. The campaign will help us to:

  • Build a database of commercial property buyers and potential buyers
  • Deliver an ‘always-on' marketing campaign to the market
  • Promote Total Property and deliver content to our audience on an ongoing basis to support the wider sales push

Record lows at latest TP auctions

Cap rates continue to head lower as evidenced by our latest very successful round of Total Property auctions with a record seven investment properties selling at yields of below 5% at the Auckland auction and good results from other North Island locations as well. There were also three very successful standalone Auckland auctions last week at 4.5-4.6% yields. More >

Wellington takes on a new lease of life

Our Capital city is on a roll with our Wellington team having a cracker of a year on the leasing front. They followed up a whopping 22 transactions in June with a further 18 leases in July which included their largest industrial deal of the year and a $420,000pa Lambton Quay retail lease. More >

The Auckland City & Fringe team have concluded some good tender sales out of Total Property 4, even if they've strayed somewhat to set a new benchmark yield for Kawakawa, while our Wellington and Waikato offices have also notched up some successes from past TPs, including the sale of a big industrial site in Petone for $13.75million. Offshore marketing initiative

Our International Division’s Chris Bayley and James Chan are off to Singapore and China again this week. Their trip follows the division’s recent sale of an Auckland CBD office building to a China based investor for $30m-plus. More >

More auction action

There are some signs that the tight stock supply situation might be starting to loosen up a tad, particularly on the auction front. Ten offerings are being auctioned by our Wellington office in the latest Total Property with seven North Shore properties also going under the hammer. More >

Prashant Vijan has joined Bayleys' Auckland Business Sales team after 16 years in food retailing, most recently as Merchandise Manager for Countdown where he headed the general merchandise buying team. He's also had experience in the quick service restaurant industry with Burger King NZ and operated his own food and hospitality business overseas. He's looking to add value to the business buying and selling experience utilising his corporate experience, industry knowledge and financial understanding.

Another Robert Scott has joined our C&I team, operating out of our Whanganui office. A resident of the river city for 40-plus years he's run a successful cabinetmaking business as well as owning and operating the popular Converge Coffee Cart in the town square. He's also done a lot of work in the community including recently re-establishing the City Mission charity shop “Zest”, pastoring a church for more than a decade and highlighting issues around heritage and earthquake prone commercial buildings.
