Welcome to Industrial Leasing Focus, a bi monthly electronic newsletter aimed at businesses currently occupying industrial space in Auckland, and specifically those who may be considering relocating within five years.
The newsletter includes topical information on the industrial property market and in this issue we look at some of emerging trends in the market this year, recent market leases and things to consider pre relocating. Q&A |
Question: Our company is likely to outgrow our existing warehouse premises where we have just over two years to run on the current lease, although it has rights of renewal. How far ahead do we need to plan for relocating and what sort of process should we go through?
Answer: John Church, General Manager - Commercial & Industrial, Bayleys Real Estate:
Now would be a good time to start looking at future options, particularly if you are a large company with complex logistical requirements or if you have specific location preferences.
Your first step is to investigate what is currently available in the market and compare with your current premises. Our leasing teams have well developed processes which will produce a short list of leasing possibilities from the configuration, location and cost parameters you provide. These could be existing premises, buildings that are under construction or bare land lots where a developer will build to your requirements.
Your leasing agent can then negotiate further with the owners of any of the properties that are of interest. Don't necessarily dismiss your existing premises either if you like the location and the site is large enough to potentially accommodate an expansion of the building which doesn't compromise the yard area and parking you need. Again a good leasing agent can help you look at the angles here and assist in your lease renegotiations with your landlord should this end up being your preferred option. |

Wall Street tops 16,000 for first time

Stocks on Wall Street have topped 16,000 on the Dow Jones industrials index for the first time. The broader S&P 500 index has gone above 1800, as strength in overseas sharemarkets lead investors to push US stocks to fresh record highs. The Dow Jones Industrial Average surged to 16,015 in early trading and has mostly stayed near that level since. On Friday, the blue-chip index climbed 85 points, or 0.5%, to post the fifth record high close in six sessions, and 38th record of the year.

New $1b Westgate starts rising

The first buildings are about to go up at New Zealand's biggest new urban centre - the $1 billion Westgate town centre at Massey. Mark Gunton, the New Zealand Retail Property Group chairman, and Campbell Barbour, the commercial general manager, said that by January they would have begun building the first of their trade stores on the site.
